Property transfer made easy

"I'll never do this again!" People often say this when they find themselves in the middle of moving house. Usually because they find themselves in a chain of transactions and the whole process takes longer than they expected. The chain can only move as quickly as the slowest person.
How can you deal with this? Well, first of all you have to make sure that the property lawyers work as quickly and as accurately as possible. Secondly you have to be patient and be prepared to “go with the flow”. Try not to set deadlines, which often add to the pressure.

Always remember that the important date is when contracts are exchanged, not completion. On exchange neither party can withdraw, and you can safely plan your completion arrangements, confirm removals etc.

Timescales

Timescales

There are several stages to selling and buying a property. The key to a successful move is allowing sufficient time to complete all these stages. At least 6-8 weeks is the expected time period between acceptance of an offer and contracts being exchanged.
We recommend a minimum of two weeks between contracts being exchanged and the completion date. This gives us time to deal with the preparation of the final documents, pre-completion searches, reporting to your lender etc.
Exchange and completion on the same date

Exchange and completion on the same date

It is a mistake to think that this speeds up the process. It is simply that the exchange of contracts is postponed until the completion date. No one knows they are moving until the completion date itself, which only adds to the stress.
